“The Process" for Pre-Construction and Construction is specifically tailored to meet the individual needs of the Owner/Client, based on the Services and Contract Type the Owner/Client selects for their particular project.

Pre-Construction Phase Services:


  • Assist the Owner in establishing the “Owner's overall project budget”.
  • Develop an overall project schedule for Preconstruction and Construction Services.
  • Attend and participate in local design coordination meetings with the Owner and Architect.
  • Prepare a Schematic Design Budget Estimate based on the Architect's Schematic Design Documents.
  • Provide value engineering costing for building components and equipment.
  • Make recommendations to the Owner and Architect on procurement of the long-lead delivery items.
  • Assist the Owner and Architect, as necessary, in interfacing with the Building Department.
  • Prepare a Design Development Estimate based on the Architect's Design Development Documents.
  • Review Drawings and Specifications throughout the design process.
  • Prepare bidding instructions to prequalified subcontractor bidders.
  • Receive and evaluate bids with Owner.
  • Prepare the Guaranteed Maximum Price (GMP) after receipt of subcontractor and material bids based on final construction documents. (If requested, a GMP can be prepared on earlier in the design process).

Construction Phase Services:


  • Provide full time on-site Superintendent.
  • Award Subcontracts and Purchase Orders.
  • Maintain the construction schedule.
  • Continual monitoring of the quality and productivity of the work forces and subcontractors.
  • Maintain overall jobsite safety.
· Prepare monthly pay applications with documentation of costs.
  • Conduct weekly Owner/Architect/Contractor (OAC) Meetings.
  • Conduct weekly Subcontractor Coordination Meetings.
  • At completion - Start up and testing of building systems.
  • Provide training to Owner's personnel on operating and maintenance of equipment.
  • Assemble and submit project closeout materials.
  • Track and maintain the project warranty obligations.
